Our annual HOHA meeting will be held on Tuesday April 29th, 2025 at 6:30PM to 7:30PM in the Community Room at the City of the St. Charles Police Station. As per the CC&R you will be receiving a formal invitation via US Postal closer to the date of the meeting, which will be sent out towards the end of March.
During the meeting we will go through our normal business which includes reviewing expenses for last year and our budget. In addition, we will have two board positions that need to be voted upon during the meeting. 2024 Assessment Rate Update:
The assessment for 2024 is increasing to $82.50 vs. the previous rate of $75.00. This increase was approved by a unanimous vote of directors and kept at no more than 10% per the covenant rules. The last increase was in 2005. The increase was needed as liability insurance that covers common ground increased by more than 25% this year.
If you have any immediate concerns please reach out to your board members directly. We will discuss the budget in further depth at our meeting in April.

Important Reminder: Maintaining the Exterior of Your Home
Dear Hidden Oaks Residents,
We hope this message finds you well. As part of our ongoing efforts to maintain the appearance and safety of our community, we kindly request your attention to the following matters related to the exterior of your homes.
1. Power Washing:
To keep our neighborhood looking its best, we kindly ask that you power wash the exteriors of your houses, driveways, sidewalks, and fences if they are dirty. Regular power washing not only enhances the overall aesthetic appeal but also helps prevent the buildup of dirt, grime, and mold. A clean exterior contributes to the beauty and value of our community.
2. Repairs and Maintenance:
Please inspect your home for any peeling paint or rotten wood. It is important to address these issues promptly, as they can lead to further damage if left untreated. Repairing peeling paint and replacing rotten wood not only improves the appearance of your home but also protects it from potential structural damage. Maintaining your property ensures a safe and welcoming environment for all residents.
3. Mailbox and Address Numbers:
We kindly request that you ensure your mailbox is in good condition and that your address numbers are clearly visible and legible. In the event of an emergency, such as a fire or when medical services are needed, clear address numbers play a crucial role in helping emergency personnel locate your home quickly and efficiently. Ensuring your mailbox is in good condition also adds to the overall appeal of our community.
Your proactive cooperation in these matters is greatly appreciated. By maintaining our homes, we contribute to the overall pride and value of our neighborhood. Let’s work together to keep our community beautiful and safe for everyone.
